  • Loan to Value of 80%.  Maximum 80% to purchase price available for certain projects

Construction

  • Loan amounts up to $10,000,000 in select markets, $5,000,000 in other markets.

  • Minimum $500,000 up to $100,000,000
  • Fixed rate, non-recourse, with terms ranging from 5 to 25 years, 80 % loan to value

Conduit Small Business

  • Minimum $500,000 80 % loan to value
  • Streamlined processing with fixed closing costs.

Mezzanine (Conduit Traditional only)

  • Can increase Loan to Value by additional 5 %.
  • Minimum $5,000,000 First Mortgage

  • Acquisition, construction or renovation of owner occupied (51%+) real estate & improvements
  • Maximum $1,300,000
  • Loan to value 75%-80%

SBA 504

  • Maximum Loan to Value 80% (combined w/SBA second mortgage

 

Other:

Taxable Variable/Fixed Rate Demand Bond

  • Provides for lowest cost of capital with flexible terms on a recourse basis with NO prepayment penalty
  • Minimum $2,000,000
  • Maximum Loan to Value 80%
  • Floating rate based upon 1 month LIBOR.
